Tile roofs call for tile-hook or comp-out mounting installed carefully to avoid cracked field tiles, and the adjacent Baker Ranch master-planned community adds newer (2014 and later) tile-roofed homes to the local mix.
HOA & design review
Most of the community falls under the Foothill Ranch Maintenance Corporation, a master association of roughly 2,800 homes managed by FirstService Residential, with sub-associations and district-level architectural rules. California's Solar Rights Act limits how far any HOA can restrict solar, but an architectural application is still standard practice here — we prepare and submit that paperwork for our customers.
